1、該房屋因城市建設須要被依法列入房屋拆遷范圍的。

2、因地震、火災等不行抗力致使房屋毀損、滅失或造成其他損失的。

（三）甲方有下列情形之一的，乙方有權單方解除合同且甲方退還保證金：

1、不擔當約定的修理義務致使乙方無法正常運用該房屋的。

2、交付的房屋危及乙方平安或者健康的。

（四）乙方有下列情形之一的，甲方有權單方解除合同，收回該房屋且保證金不退：

1、不支付或者不根據約定支付租金達_____日的。

第十條合同爭議的解決方法

本合同項下發生的爭議，由雙方當事人協商解決或申請調解解決；協商或調解不成的，依法向人民法院起訴，或根據另行達成的仲裁條款或仲裁協議申請仲裁。
