In case of a roof it has to be totally prepared with insulations, waterproofing etc.)天花必須在施工前具備安裝設(shè)備的條件,屋頂必須在施工前做好保溫和防水工作等。可以滿(mǎn)足/OK· All necessary ceiling and wall breakthroughs for

7、uishing using water as extinguishing media (by sprinklers and/or hose reels) 滅火系統(tǒng)用水作滅火介質(zhì)(用于噴淋和/或消火栓) 可以滿(mǎn)足/OK· Air conditioning (cooling, heating and ventilation)空調(diào)(制冷,制熱和通風(fēng))空調(diào)采用分體壁掛或柜式空調(diào)機(jī)/Air conditioning can apply for split type or wall-hang· Smoke extraction 排煙可以滿(mǎn)足/OK· Electrical in
8、stallations (lighting, sockets, power supply, distribution boards) 電氣安裝(燈具,插座,電源,配電箱)不能全部滿(mǎn)足,我方僅在倉(cāng)庫(kù)內(nèi)雙方確認(rèn)的位置提供一個(gè)總配電箱The Ll only provides for distribution boards on the location confirmed by both parties inside the stock room· Fire detection 煙感 可以滿(mǎn)足/OK· Burglary alarm 防盜報(bào)警 不能滿(mǎn)足,由ZARA自行安裝/no,
9、installed by ZARA· Speaker system 喇叭系統(tǒng)不能滿(mǎn)足,由ZARA自行安裝No, installed by ZARA· Voice and data 音頻和數(shù)據(jù)不能滿(mǎn)足,由ZARA自行安裝No, installed by ZARAAll installations must be complied with local regulations. 11、ill be installed by the Landlord as per local regulations.主要區(qū)域的噴淋頭和水龍袋由業(yè)主根據(jù)當(dāng)?shù)胤ㄒ?guī)安裝;可以滿(mǎn)足/OK(Dimos Mantas 2010/06/22):OK.AIR CONDITIONING 空調(diào)The following conditions have to be able to be achieved in the premises.以下是必須能夠達(dá)到的條件Summer夏季 25oC, 40-60% relative humidityWinter 冬季20oC, 40-60% relative humidity,
12、不能滿(mǎn)足/NOFresh air necessary of 200 m3/h , square meter and the same has to be the extract air.新風(fēng)量為每平米200 m3/h,排風(fēng)量相同。不能滿(mǎn)足/NOLandlord has to provide the necessary conditions by means of cooling and heating media or space for the installation of a/c equipment in order to enable the achievement of the ab
13、ove mentioned conditions為了達(dá)到上述條件,業(yè)主必須提供必要的條件,如制冷及制熱介質(zhì)以及用于安裝空調(diào)設(shè)備的空間。不能滿(mǎn)足/NOLandlord has to provide the necessary space and routing for the networks for the installation of all equipment related to the air conditioning and the necessary infrastructure by means of holes and openings for the fresh air,
14、exhaust air and various piping.業(yè)主必須提供足夠的空間和路徑用以安裝與空調(diào)相關(guān)的所有設(shè)備,提供必要的基礎(chǔ)設(shè)施如開(kāi)洞,新風(fēng)出口,排風(fēng)及各種管道不能全部滿(mǎn)足,業(yè)主僅提供分體空調(diào)或柜式空調(diào)室外機(jī)安裝位置及電源/NO, Landlord only provides for split type air condition or wall hang one location and power Noise criteria must comply with local regulations. 噪音標(biāo)準(zhǔn)必須完全符合當(dāng)?shù)匾?guī)范可以滿(mǎn)足/OKTenant will be able
15、 to install in the premises ducts, piping, grilles etc. according to his necessities and decoration demands. 租戶(hù)可根據(jù)其需要和裝修要求安裝內(nèi)部風(fēng)管,水管及風(fēng)口等 可以滿(mǎn)足/OK(Dimos Mantas 2010/06/22):Chilled and hot water shall be provided by the Landlord by at least one pair of pipes (may be common pipes for chilled and heated w
16、ater) of adequate diameter inside the limits of the leased premises at a point of common choice.在租戶(hù)區(qū)內(nèi)雙方認(rèn)可位置, 業(yè)主至少必須提供一對(duì)管徑合適的冷水管用以提供冷水(可與冷熱水管相同)回復(fù):倉(cāng)庫(kù)位于地下區(qū)域,安裝分體空調(diào),無(wú)需提供空調(diào)水系統(tǒng)管路ELECTRICAL INSTALLATIONS 電氣系統(tǒng)An electrical power supply of 10 watts per square meter of leased area plus the electrical power f
17、or the air conditioning has to be provided by the Landlord.業(yè)主必須提供每平米10瓦的電量給租賃區(qū),同時(shí),還需提供空調(diào)用電量。可以滿(mǎn)足/OK(Dimos Mantas 2010/06/22):OK.In the case of the connection with a city electrical power provider Landlord shall be responsible for the construction of all infrastructure and paperwork which may be dema
18、nded by the provider. Tenant will assist Landlord by providing at him all drawings, calculations and other documentation. 當(dāng)需要與市政電網(wǎng)接駁時(shí),業(yè)主負(fù)責(zé)所有基礎(chǔ)設(shè)施的建設(shè)及向供電局提交相關(guān)文件,租戶(hù)將協(xié)助業(yè)主提供其所有圖紙,計(jì)算參數(shù)及其它文件。不能滿(mǎn)足/NO(Dimos Mantas 2010/06/22):Please explain.回復(fù):交付條件已滿(mǎn)足經(jīng)營(yíng)需求,且項(xiàng)目達(dá)到市政供電條件,無(wú)需與供電局等單位協(xié)調(diào)Lighting, sockets and rest ele
19、ctrical connections and devices will be installed as shown on Tenants drawings on the Tenants cost.所有照明燈具、插座及其它電源接駁及設(shè)備將按租戶(hù)圖紙所示進(jìn)行安裝費(fèi)用由租戶(hù)承擔(dān)。不能滿(mǎn)足/NO(Dimos Mantas 2010/06/22):Please explain the reason.回復(fù):萬(wàn)達(dá)僅對(duì)每個(gè)獨(dú)立倉(cāng)庫(kù)指定位置提供總配電箱,照明燈具等電氣末端點(diǎn)位由zara根據(jù)庫(kù)房功能布局進(jìn)行施工。Exit lights will be installed according to local r

21、,按照租戶(hù)圖紙所示進(jìn)行安裝,費(fèi)用由租戶(hù)承擔(dān)。不能滿(mǎn)足/NO(Dimos Mantas 2010/06/22):Please explain回復(fù):萬(wàn)達(dá)提供配電箱內(nèi)的配套裝置由雙方確認(rèn)。If an emergency generator serves the Mall it must provide an 100 % back up power supply當(dāng)大廈使用應(yīng)急發(fā)電機(jī)時(shí),它必須提供100的備用電源。不能滿(mǎn)足建筑物無(wú)應(yīng)急發(fā)電機(jī),應(yīng)急照明和天棚照明已提供2路電源OK, the mall has no emergency generator. The emergency lighting an

23、ay indicatively consist of:租戶(hù)可選擇供應(yīng)商及安裝公司來(lái)安裝火災(zāi)探測(cè)系統(tǒng),此系統(tǒng)包括以下組件;· Fire detection panel 火災(zāi)探測(cè)面板· Smoke ionization detectors 電子煙感探測(cè)器· Push buttons 報(bào)警按鈕· Control panel 控制面板· Indication LED LED顯示燈業(yè)主按照中國(guó)消防規(guī)范統(tǒng)一設(shè)置LL set up the facilities according to the China Fire Regulation and Law.(D

25、ystem which may indicatively consist of:租戶(hù)可自行安裝一套防盜監(jiān)查系統(tǒng),包括· Control panel 控制面板· Infrared motion detectors (PIR) 紅外探測(cè)感應(yīng)器· Inertia contacts 震動(dòng)感應(yīng)器· Magnetic contacts 磁力接觸器· In a case of the existence in the mall of a 24h security control panel Tenant may choose to be connected to the malls system or not.當(dāng)大廈商場(chǎng)已設(shè)有一套24小時(shí)安保控制系統(tǒng)時(shí),租戶(hù)可自行決定是否需要接駁至此系統(tǒng)可以滿(mǎn)足/ok(Dimos Mantas 2010/06/22):OK.SPEAKER SYSTEM廣播系統(tǒng)Tenant may install a speaker system, on his cost, which may indicatively consist of:租戶(hù)可自行安裝一套廣播系統(tǒng),
