12.違約（Breakingthecontract）：

如果延期超過5天賣方須向買方支付貨物總價款5%的違約金。與此同時，買方保留是否繼續履行合同的決定權。

六、乙方的責任ObligationsofPartyB:

1.乙方應按合同的規定，按時支付租金，保證金及其它各項應付費用如水、電、煤、寬帶等費用。PartyBshallpromptlypayallrent,securitydepositandotherchargessuchaswater,electricity,gas,ADSL,etcpayablebyitinaccordancewiththetermsofthisAgreement.

2.乙方經甲方事先書面同意，可在承租用房內進行裝修及添置設備。租賃期滿后恢復原狀或可正常出租狀態（正常損耗除外），并承擔其費用，經甲方驗收認可后歸還甲方。乙方在租賃結束交房時應保持房屋清潔。

七、違約處理BreachofAgreement:

十、爭議的解決DisputeResolution:
