13、l be entitled to object to such deductions if Party B believes that such deductions are unreasonable or unjustified.If the security deposit is not suffient to cover such amounts; Party B must pay the defiency within seven (7) days of the receipt of a demand from Party A.第五條：其它費用Other Charges ：1、 乙方承

14、當在租賃期內所用的水、電、煤氣、寬帶、有線電視，管理公司每月按實際耗用量結算乙 方按單繳付，同時乙方承當 物業費 。During the period of tenancy, Party B shall pay all monthly charges for usage of water, electrity, gas, broadband and cable TV based on the actual consumption amount, billed from the management offe.And party B shall pay property fees.2、乙方所用

15、，按電信局標準收費，每月根據實際用量結算，乙方按單繳付。All telephone charges shall be paid by Party B and based on the actual usage according to the Telemunation Bureau standard tariffs on receipt of the bills.第六條：甲方的責任Landlordrs;s Responsibilities ：1、 本租約簽訂后，甲方不得無故收回房屋。租賃期內，甲方需提早收回該房屋的，應提早 30 日通 知乙方，將已收取的租金余額退還乙方并按月租金的100支付乙

18、ter, electrity and ensure the proper maintenance of all kinds of equipment.Party A shall be responsible for all normal maintenance of the leased property and equipment during the term lease, and Party A shall bear all maintenance charges.3、甲方應對甲方的固定設施，包括該物業的構造、屋頂、管道、設施、排污、管道和纜線包括電 力及 等進展維護，使之處于完好狀態；
