2025xx租賃合同英文版LeaseAgreement2025XXThisLeaseAgreement("Agreement")isenteredintoasofthedayof,2025,byandbetween("Landlord")whoseaddressis,and("Tenant")whoseaddressis.1.PropertyDescription1.1TheLandlordherebyleasestotheTenant,andtheTenantherebyrentsfromtheLandlord,thepropertylocatedat(hereinafterreferredtoasthe"Premises").ThePremisesincludethefollowing:[Listspecificareas,e.g.,residentialunit,garage,storagespace,etc.]ThePremisesshallbeusedsolelyforthepurposeofasstipulatedinthisAgreement.2.LeaseTerm2.1TheinitialtermofthisLeaseAgreementshallcommenceonandterminateon,unlessextendedorterminatedinaccordancewiththetermsofthisAgreement(the"LeaseTerm").3.Rent3.1TheTenantagreestopaytheLandlordamonthlyrentof(USD)(the"Rent").3.2TheRentshallbedueandpayableonthedayofeachmonthduringtheLeaseTerm.3.3Rentmaybepaidby[Listacceptablepaymentmethods,e.g.,check,banktransfer,etc.].3.4TheTenantshallmakeallpaymentstotheLandlordatthefollowingaddress:.3.5LatePayments:IftheRentisnotpaidwithindaysoftheduedate,theTenantshallincuralatefeeof(USD).4.SecurityDeposit4.1TheTenantshalldepositwiththeLandlordasecuritydepositof(USD)(the"SecurityDeposit")priortooccupyingthePremises.4.2TheSecurityDepositshallbeheldbytheLandlordandmaybeusedtocoveranydamagetothePremises,defaultsintheperformanceoftheTenant'sobligationsunderthisAgreement,oranyothersumsdueandpayableunderthisAgreement.4.3UponterminationofthisAgreementandupontheTenant'sfullcompliancewiththetermshereof,theLandlordshallreturntheSecurityDeposittotheTenantwithindays,subjecttodeductionsforanydamagesordefaults.5.UseofPremises5.1TheTenantagreestousethePremisesonlyforthepurposeofandtocomplywithallapplicablelaws,regulations,andzoningrequirements.5.2TheTenantshallnotsublet,assign,orotherwisetransferpossessionorcontrolofthePremiseswithoutthepriorwrittenconsentoftheLandlord.5.3TheTenantshallnotuseorpermittheuseofthePremisesforanyillegalpurposeoractivity.6.MaintenanceandRepairs6.1TheLandlordagreestomaintainthePremisesinahabitablecondition,includingthestructuralintegrityofthebuilding,roof,walls,plumbing,heating,andelectricalsystems.6.2TheTenantagreestomaintainthePremisesingoodconditionandrepair,normalwearandtearexcepted.6.3TheTenantshallpromptlynotifytheLandlordofanyrepairsormaintenancerequiredtothePremises.6.4TheTenantshallberesponsibleforthecostofanyrepairsordamagecausedbytheTenant'snegligence,intentionalact,orthenegligenceorintentionalactoftheTenant'sinviteesorguests.7.Insurance7.1TheLandlordshallmaintaininsuranceonthePremisesasrequiredbylaw.7.2TheTenantshallobtainandmaintainthroughouttheLeaseTermapolicyofrenter'sinsuranceorsimilarcoveragetocoverpersonalpropertyandliability.7.3TheTenantshallprovidetheLandlordwithproofofinsuranceuponrequest.8.AlterationsandImprovements8.1TheTenantshallnotmakeanyalterationsorimprovementstothePremiseswithoutthepriorwrittenconsentoftheLandlord.8.2AnyalterationsorimprovementsmadetothePremisesbytheTenantshallbecomethepropertyoftheLandlorduponterminationofthisAgreement,unlessotherwiseagreedinwriting.9.UtilitiesandServices9.1TheTenantshallberesponsibleforallutilitiesandservicesrelatingtothePremises,includingbutnotlimitedtoelectricity,gas,water,trashcollection,andinternetservices.9.2TheTenantshallpromptlypayallutilitybillsandservicechargeswhendue.10.EarlyTermination10.1EitherpartymayterminatethisAgreementuponprovidingdays'writtennoticetotheotherparty.10.2Uponearlytermination,theTenantshallvacatethePremisesandreturnthemtotheLandlordintheconditionrequiredbythisAgreement.10.3TheTenantshallnotbeentitledtoarefundoftheRentorSecurityDepositintheeventofearlyterminationunlessotherwiseagreedinwriting.11.Renewal11.1ThisAgreementshallautomaticallyrenewforadditionaltermsofmonthsunlesseitherpartyprovideswrittennoticeofnon-renewalatleastdayspriortotheexpirationofthecurrentLeaseTerm.11.2Anyrenewalterms,includingtheRent,shallbeagreeduponbythepartiespriortotherenewal.12.DefaultandRemedies12.1AdefaultunderthisAgreementshalloccurifanyobligationoftheTenantisnotperformedwithindaysafterwrittennoticethereoffromtheLandlord.12.2UponadefaultbytheTenant,theLandlordmay,atitssolediscretion,terminatethisAgreementandrecoverpossessionofthePremises.12.3TheTenantshallbeliabletotheLandlordforalldamages,includingattorneys'feesandcourtcosts,incurredasaresultoftheTenant'sdefault.13.GoverningLaw13.1ThisAgreementshallbegovernedbyandconstruedinaccordancewiththelawsoftheStateof.13.2AnylegalactionarisingoutoforrelatingtothisAgreementshallbebroughtintheCourtlocatedin.14.Miscellaneous14.1Waiver:ThewaiverofanybreachofthisAgreementshallnotoperateasawaiverofanysubsequentbreach.14.2EntireAgreement:ThisAgreementconstitutestheentireagreementbetweenthepartiesandsupersedesallpriorunderstandings,agreements,orrepresentations,whetheroralorwritten.14.3Amendments:AnyamendmentstothisAgreementmustbemadeinwritingandsignedbybothparties.14.4Severability:IfanyprovisionofthisAgreementisheldinvalidorunenforceable,theremainingprovisionsshallremaininfullforceandeffect.15.Termination15.1ThisAgreementshallterminateupontheexpirationoftheLeaseTermoruponearlyterminationasprovidedherein.15.2
