3.TermofAgreement

4.2TheTenantshallnotmakeanyalterations,modifications,orimprovementstothePropertywithoutthepriorwrittenconsentoftheLandlord.
5.MaintenanceandRepairs
5.1TheTenantshallmaintainthePropertyingoodconditionduringtheTermandshallpromptlyreportanydamageordefectstotheLandlord.
5.2TheLandlordshallrepairanydefectsordamagescausedbynormalwearandtear,providedthattheTenantpromptlynotifiestheLandlordofsuchdefectsordamages.
6.Insurance
6.1TheTenantshallobtainandmaintaininsurancecoveragefortheProperty,includingliabilityinsuranceandpropertydamageinsurance,inanamountsatisfactorytotheLandlord.
6.2TheTenantshallprovideproofofinsurancetotheLandlorduponrequest.
7.TerminationofAgreement
7.1ThisAgreementmaybeterminatedbyeitherpartyupontheoccurrenceofanyofthefollowingevents:
a)BreachofanytermorconditionofthisAgreementbyeitherparty;
b)TheTenant'sfailuretopayrentforaperiodof[NumberofDays]days;
c)TheTenant'sviolationofanyapplicablelawsorregulations;
d)TheLandlord'sdecisiontosellorotherwisedisposeoftheProperty.
8.GoverningLawandDisputeResolution
8.1ThisAgreementshallbegovernedbyandconstruedinaccordancewiththelawsof[Jurisdiction].
8.2AnydisputesarisingoutoforinconnectionwiththisAgreementshallberesolvedthroughamicablenegotiationsbetweentheparties.Ifthepartiesfailtoreachanagreement,thedisputeshallbesubmittedtoarbitrationinaccordancewiththerulesof[ArbitrationInstitution].

6.3TheThirdPartyshallbeliableforanybreachofthisAgreementbytheTenant,includingfailuretocollectrent.
7.Landlord'sRightsandObligations
7.1TheLandlordhastherighttoapproveorrejectanyproposedtenantbytheThirdParty.
7.2TheLandlordhastherighttoinspectthePropertyatreasonableintervalstoensureitsconditionandcompliancewiththetermsofthisAgreement.
7.3TheLandlordhastherighttoterminatethisAgreementiftheThirdPartyfailstoperformitsobligationsunderthisAgreement.
8.Tenant's違約及限制條款
